How to Plan a Steel Building Project: A Timeline Guide for Developers
Steel buildings are fast, but they are not instant. Knowing what happens in each phase, and what decisions are needed from you, keeps a project on schedule. Here is a realistic timeline for a 10,000 sqm single-storey facility, based on our delivered projects.
Weeks 1 to 3: Design and engineering
We confirm the brief: spans, heights, crane loads, doors, insulation, and local wind and seismic requirements. Structural analysis is performed in Staad.Pro and the design is priced. Your key decision in this phase is signing off the layout and specification. Changes are cheap here and expensive later.
Weeks 3 to 5: Shop drawings and approvals
Detailing in Tekla Structures turns the approved design into fabrication drawings for every member and connection. In parallel, foundation design is coordinated with your civil contractor, and permit documentation is prepared.
Weeks 5 to 11: Fabrication
Primary frames, secondary members, and cladding are produced in our 18,000 tons per year facility, with surface treatment and painting applied in the factory. Foundations are poured on site during the same window, which is where most of the schedule saving comes from.
Weeks 10 to 12: Delivery
Components are shipped in erection sequence. For export projects we handle packing, sea freight, and customs documentation. For domestic sites, delivery is coordinated with the erection crew week by week.
Weeks 11 to 16: Erection and handover
Frames go up first, then purlins, bracing, roof, and walls. Doors, windows, gutters, and accessories complete the envelope. After inspection, you receive as-built documentation and the building is handed over, typically 3 to 4 months after design sign-off.
What can shift the timeline
- Late layout changes after fabrication starts
- Permit and approval lead times
- Site readiness: access, foundations, and utilities
- Extreme weather during erection
Plan those four items early and a steel building schedule is one of the most predictable in construction.
